Slide noise

Hi, I have a 2007 Jayco 31bhds, The question is about the slide slip clutch noise, when it was new & I put the main or the bunk slide out. At end of travel I get the "normal" bump bump of the slip clutch, & a heavier thud thud when retracted. But after about a 1 year of use the retract noise has turned in to metal rending screech when full retracted when the slide is pulling up tight. The sound is coming from the slide gearbox. Have anyone noticed this same problem? Have you heard of anyone lubing the slide gear box? And what type of lube do I use?
